Our General Commercial Conditions

1. General
Bed linen, towels and kitchen cloths are available. You must bring your beach towels. The owner not always supplies cloth washing detergent, dish washer liquid or toilet paper. Here on the island, supermarkets can be found almost everywhere and many of them are open on Sundays. The arrival (check in) time is at 16:00 hrs and the check out time is at 10:00 hrs. Well, of course, this can be negotiated with the owner if it’s needed.

2. Payment 
The only way to pay is money transfer. When a booking is made an advance payment is required within the next 7 days. If it doesn’t happen, the object can be rented to another guest. The final payment must be made 10 days before the arrival date or by cash when you receive the keys. We don’t accept credit cards or checks. 

3. Agreement entered into force
Some our objects can be booked online at once, in other cases, first you should manually check its availability. At execution of the agreement, depending on the object, the following rules are binding:

a) Objects, which availability is not given online The enquiry itself for checking the availability does not constitute an agreement. The enquiry is not binding for any party. Only when the owner responds that the object is available, the customer will get an e-mail with a possibility of not binding booking of that object. The availability from the owner side is valid for 3 days. The Agreement enters into force when the customer will confirm the booking online.

b) Objects, which can be booked at once. The booking is binding for the customer. The Agreement enters into force when the owner confirms the binding enquiry for booking.

4. Cancelation policy
When the guest or client cancels the contract, the following penalties are applied which we consider as agreed. We suggest to contract a travel cancelation insurance. The penalties are the following:

  • 120 days cancelation prior travel start date, 20% of the rent.
  • Between 119 - 60 days, 30%.
  • Between 59 - 30 days, 70%.
  • From 29 days, 90 %.

The operation charge of a cancelation can be up 50 Euros. As a previous agreement with the owner of the property, another guest or client could be considered to substitute the original guest and under the same travel conditions.

5. Right to cancel.
On grounds of legal provisions of the German act on shipping sale (Fernabsatzgesetz) the right to cancel concerning the booking of holiday aparments - according to para 312 b item 3 no 6 of the German Civil Code (BGB) - is not binding.

6. Cooperation agreement
The guest is required - right after arrival - to inform the owner about any event or damage in the object. Later claims - particularly after checking out - will not be considered. Furniture and the space must be used with care. Any damage or loss during the vacation is under the client’s responsibility. When checking out, the object must be returned in good condition. The renter is responsible for the use of the object. The same refers to the object and eventually - if such is - to the swimming pool.

7. Owner’s obligations about the object information
The owner of the object is required to give the right, real and specific information about the objecty facilities and services. Also the owner is required to let know if any special circumstance has become a change into the original object description. is not responsible for any false information just in the event the owner didn’t’ let us know. In this case the owner is the only responsible.

8. Responsibilities about the information given by
During taking photos and inspecting the holiday object by, all data will be checked by and also personally made. The data shown refer always to the moment of inspecting the object. We’re not responsible for any change in the object after we’ve done the inspection.

9. Responsibilities for false information from the owner is not responsible for any object description given directly by the owner. The responsabilities, in this case, are totally assumed by the owner. The client has got the right of asking for the owner’s address. The owner resigns to his abjection right. The responsibility exclusion can be applied either to the owner or to the client. In the case the information given to us by the owner especially the object data are better than in reality, has got the right of terminating the cooperation contract with the owner, without previous notice, and also the right of deleting all the information from the data base.

10. Advance payments refund
If an object is rented twice at the same time, or it cannot be rented for any other reason, the client has got the right of getting back the advance payment. The client has also got the right of claiming the cancellation expenses or costs of the airplane ticket. The flight cancelation has to be supported by documents. The price of the airplane ticket won’t be returned in the case the client wants to book or reserve another object. In this case the owner assumes the cancelation costs. In the case any problem is caused by it will assume the refund costs.

11. Languages.
You have the possibility to conclude the contract for rental of your holiday object in the following languages: German, Spahish, Dutch and Italian.

You can include maximum 5 objects into your
notebook. This will enable you to make enquiries
concerning maximum 5 objects at the same time and
their comparison.
